Perfect Property Solutions is a professional apartment cleanout and property management service provider operating in the Atlanta, Georgia area. We specialize in move-out trash removal, eviction cleanouts, bulk item removal, and related property services.


2. SERVICES PROVIDED

Perfect Property Solutions offers the following services:

2.1 Core Services

Move-Out Trash Removal - Removal of furniture, boxes, and miscellaneous items left behind by tenants

Eviction Cleanouts - Complete apartment clean-outs including curbside piles

Garage & Storage Cleanup - Clearing storage areas, garages, and common spaces

Bulk Item Removal - Appliances, furniture, yard waste, and large items

Mattress Removal - Eco-friendly disposal of mattresses and box springs

Appliance Removal - Removal of refrigerators, washers, dryers, stoves, dishwashers

Bed Bug Furniture Removal - Safe removal and disposal of infested furniture

Fire Damage Demolition - Removal of fire-damaged structures and materials

Residential Demolition - Demolition services for homes, garages, sheds, and interior spaces

Roll-Off Container Rentals - Container rentals for various project sizes

2.2 Service Limitations

Services are subject to availability and scheduling. We reserve the right to refuse service if items are hazardous, illegal, or beyond our operational capabilities.


3. PRICING AND PAYMENT

3.1 Pricing Structure

Pricing is based on flat-rate pricing by unit size or volume of items

Our standard capacity is 432 cubic feet per load

Appliance removal is included FREE with cleanout services

All disposal fees are included in quoted prices

We offer pricing approximately 30% less than national chains

3.2 Quotes and Estimates

Free estimates are provided via phone at 404-587-2871 or by text/photo submission

Quotes are valid for 30 days from date of issue

Final pricing may vary if actual volume or scope differs significantly from estimate

Same-day service is available and may carry additional fees

3.3 Payment Terms

Payment is due upon completion of service unless otherwise agreed in writing

Accepted payment methods include cash, check, credit card, and electronic payment

For recurring service contracts, payment terms will be specified in separate agreement

Late payments may incur a fee of 1.5% per month (18% annually) or the maximum allowed by law

3.4 No Hidden Fees

We commit to transparent pricing with no hidden fees. All costs including labor, disposal, and travel are included in quoted price unless explicitly stated otherwise.


4. SCHEDULING AND CANCELLATION

4.1 Scheduling

Services are scheduled based on availability

Same-day service may be available for urgent requests

We will confirm all appointments within 24 hours of request

Weather conditions or unforeseen circumstances may require rescheduling

4.2 Cancellation Policy

Clients may cancel or reschedule appointments with at least 24 hours notice at no charge

Cancellations with less than 24 hours notice may incur a cancellation fee of up to 50% of quoted price

No-shows will be charged the full quoted amount

Company reserves the right to cancel appointments due to weather, equipment failure, or other unforeseen circumstances without penalty


5. CLIENT RESPONSIBILITIES

5.1 Property Access

Client must provide clear access to all areas requiring service

Client is responsible for ensuring our crew can safely access the property

Any locked gates, doors, or storage areas must be unlocked or keys provided

Client must notify us of any access restrictions prior to scheduled service

5.2 Item Preparation

Items should be ready for removal at the scheduled time

Hazardous materials must be disclosed in advance

Client must identify any items NOT to be removed

For eviction cleanouts, Client must provide legal documentation authorizing removal

5.3 Property Condition

Client must disclose known hazards including asbestos, mold, bed bugs, or structural damage

Client is responsible for securing pets during service

Client must ensure no personal belongings of value are included in removal items


6. INSURANCE AND LIABILITY

6.1 Company Insurance

Perfect Property Solutions is licensed and insured. We maintain:

General liability insurance

Workers' compensation insurance for all employees

Commercial vehicle insurance

6.2 Liability Limitations

Company is liable for damage directly caused by negligence during service

Company is NOT liable for pre-existing damage to property

Company is NOT liable for items removed per Client instructions

Client must inspect and approve all work before crew departs

Claims must be made within 48 hours of service completion

Maximum liability is limited to the amount paid for services rendered

6.3 Client Liability

Client is responsible for ensuring legal right to remove all items

Client assumes all liability for wrongful removal of others' property

Client will indemnify Company against claims arising from Client's misrepresentation


7. HAZARDOUS MATERIALS

7.1 Prohibited Items

We do NOT remove:

Asbestos (unless specifically contracted with proper licensing)

Toxic chemicals or industrial waste

Medical waste or biohazards (except as specifically agreed)

Explosives, ammunition, or weapons

Radioactive materials

Wet paint or open chemical containers

7.2 Disclosure Requirement

Client MUST disclose presence of hazardous materials prior to service. Failure to disclose may result in:

Immediate service stoppage

Additional fees for safe disposal

Termination of contract

Client liability for any resulting damages or fines


8. PERMITS AND COMPLIANCE

8.1 Permits

For demolition services, Client is responsible for obtaining necessary permits unless otherwise agreed

Company will assist with permit applications when contracted to do so

Services requiring permits will not commence until permits are secured

8.2 Legal Compliance

All services are performed in compliance with local, state, and federal regulations

Disposal is conducted at licensed facilities

Recycling is prioritized when feasible and economical

Company maintains all required business licenses


9. ENVIRONMENTAL RESPONSIBILITY

9.1 Disposal Practices

Items are disposed of responsibly at licensed facilities

We prioritize recycling and donation when possible

Mattresses are disposed of at licensed recycling facilities

Appliances are processed according to environmental regulations

9.2 No Guarantees

While we make best efforts toward environmental responsibility, we do not guarantee specific disposal methods unless explicitly contracted.


10. WARRANTY AND DISCLAIMERS

10.1 Service Warranty

We warrant that:

Services will be performed in a professional and workmanlike manner

Our crew will treat your property with respect

All debris specified in contract will be removed

Property will be swept clean after removal

10.2 Disclaimers

SERVICES ARE PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE. COMPANY DOES NOT WARRANT THAT SERVICES WILL BE UNINTERRUPTED OR ERROR-FREE.


11. FORCE MAJEURE

Company shall not be liable for delays or failure to perform due to circumstances beyond our reasonable control, including but not limited to:

Acts of God (weather, natural disasters)

Government actions or regulations

Labor disputes

Equipment failure

Pandemics or health emergencies

Civil unrest


12. DISPUTE RESOLUTION

12.1 Informal Resolution

Parties agree to first attempt informal resolution of any disputes through direct negotiation.

12.2 Mediation

If informal resolution fails, parties agree to mediation before pursuing legal action.

12.3 Governing Law

These Terms shall be governed by the laws of the State of Georgia, USA.

Any legal action arising from these Terms shall be brought in courts located in Fulton County, Georgia.


13. LIMITATION OF LIABILITY

TO THE MAXIMUM EXTENT PERMITTED BY LAW, COMPANY'S TOTAL LIABILITY SHALL NOT EXCEED THE AMOUNT PAID BY CLIENT FOR THE SPECIFIC SERVICE GIVING RISE TO THE CLAIM. IN NO EVENT SHALL COMPANY BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES.


14. INDEMNIFICATION

Client agrees to indemnify and hold harmless Perfect Property Solutions, its owners, employees, and agents from any claims, damages, losses, or expenses (including attorney fees) arising from:

Client's breach of these Terms

Client's misrepresentation of facts

Wrongful removal of property

Undisclosed hazards or conditions
